First look: Swansea Mews with Toronto Community Housing

KPMB’s design for Swansea Mews with Toronto Community Housing was recently submitted to the City of Toronto for Site Plan Approval

The project, which proposes redeveloping a 1970s-era complex of the same name in the city’s Swansea neighbourhood, is expected to become one of Toronto’s largest public housing communities when completed.

Spread across a low-lying courtyard block and two towers, the new vision for Swansea Mews will deliver 154 rent-geared-to-income replacement units while introducing 495 new affordable and market-rate rental homes. The plan supports the city’s housing strategy to increase residential density on public lands and create diverse mixed-income communities. 

At a time when much of Toronto’s new housing stock consists of small studio and one-bedroom homes, Swansea Mews is designed to prioritize families: approximately 70 percent of units will feature between two and five bedrooms.  

“Like the original Swansea Mews, the new design is firmly focused on supporting family life,” says KPMB partner Bruno Weber. “Many of our design choices — such as the towers’ simplified forms and skip-stop units — are in service of creating spacious, flexible, and livable homes with great natural light and fresh air.” 

The project team includes Bousfields (planning and urban design), PFS Studio (landscape design), Entuitive (structural), Lithos Group (civil), MCW (mechanical and electrical), BA Group (transportation planning), Purpose Building (sustainability), and LRI (code).
